Smith-Midland encloses mid-rise in Dick Van Dyke hometown

Virginia-based architectural and structural precast producer Smith-Midland Corp. has secured a major contract for the mixed-use 11 Garden Street development in New Rochelle, N.Y. The 19-story structure is being developed by Glenwood Management, a multi-generational real estate player specializing in high-end apartments. The New Hyde Park, N.Y. developer recently contracted with Smith-Midland to provide over $5.5 million of architectural precast concrete cladding products and services, including the producer’s proprietary SlenderWall system.

Located north of New York City and best known as the setting for the 1960s Dick Van Dyke Show sitcom, New Rochelle embarked on an ambitious $4 billion redevelopment plan to spark a major economic rebirth of its historic downtown. The plan includes 12 million square feet of new development, comprised of three dozen mixed-use, multi-family, office, and hospitality projects—11 Garden Street among the first. Designed by the architectural firm, Stephen B. Jacobs Group, the 219-unit project will utilize over 72,000 square feet of white acid-etch finished SlenderWall architectural precast panels in combination with 15,000 square feet of traditional architectural precast to clad the exterior. Both products will be manufactured under PCI Certified Plant guidelines in Smith-Midland’s Virginia flagship. The SlenderWall panels will also receive factory-applied high thermal performance R-24 closed-cell spray foam insulation. In accordance with a lean manufacturing process, Smith-Midland will handle all just-in-time transportation plus erection services for the project. Scheduled construction runs from February 2021 through 2023.
